Surveys

Our full Building Surveys includes the use of high level, pole mounted photography to inspect otherwise unseen elements of the property, such as the stacks, roof and gutters. Many surveyors will not inspect areas not visible from ground level, such as flat roofs, chimney stacks etc. Our pole mounted camera allows us to see these otherwise hidden areas.

Some clients do not appreciate that there are various survey types available and often buyers opt for the RICS Homebuyers Report as an alternative, with or without a valuation. This offers a balance between the cheaper valuation and more expensive and detailed full Building Survey.

If you have had your mortgage valuation you may prefer to simply have the Homebuyer survey only. The report includes full interior and exterior photographs. Many surveyors do not include photography. High level photography is not included but can be incorporated as an additional extra if required.

It is important not to simply compare quotes based on price alone. You should request sample reports in order to compare quality and depth.

RICS Condition Report - Level 1

If you are selling or buying a property, having a Condition Report is a great idea. Details condition and potential concerns and is particularly suited for everything listed below.

  • Properties under 15 years old.
  • Standard houses, flats or bungalows.
  • Built from traditional common building materials.
  • Is of standard construction such as brick or timber.
  • A property in a habitable, good and well maintained condition.
  • The vendors have kept on top of maintenance.
  • Particularly suited to new builds or ones that have just fallen outside the NHBC warranty.
  • Provides a brief but concise report on the property.
  • Less detailed than a Level 2 or 3 survey.

RICS Homebuyer Report - Level 2

If you are purchasing a property, you should consider a RICS HomeBuyer Report to give you peace of mind and is particularly suited for everything listed below.

  • Properties built from around 1930 onwards.
  • Is of standard construction such as brick or timber.
  • Standard houses, flats or bungalows.
  • Built from traditional common building materials.
  • A property in a habitable, average, good and well maintained condition.
  • The vendors have kept on top of maintenance.
  • Provides a brief but concise report on the property.
  • Less detailed than a Level 3 survey but more detailed than a Level 1 survey.
  • Available with or without an open market valuation.
  • To provide peace of mind.
  • Not suitable for a renovation project.
  • Our Homebuyers Reports include full internal and external photography as standard.

RICS Building Survey Report - Level 3

If you are purchasing a property which is old, large, extended or altered, then the RICS Building Survey is the perfect report and is particularly suited for everything listed below.

  • Properties of any age, old, unusual, in need of modernisation, renovation projects, and listed buildings.
  • Is of standard construction such as brick or timber
  • Is of non-standard construction such as concrete, pre-fabricated or timber framed.
  • Houses, flats or bungalows.
  • A property in any condition.
  • Provides a brief but concise report on the property. More detailed than Level 1 & 2 surveys.
  • Our Building Survey Reports also include ‘High Level’ 12m pole mounted exterior photography as standard.
  • Does not include market valuation or repair costs. These can be added if required subject to an additional fee.

Market Valuations

A residential valuation is provided for a number of purposes. These can include a Private Valuation (for an estimate of value, or when obtaining a Building Survey), Shared Ownership Valuations, Probate Valuations, Help to Buy Valuations (HTBV).

All our valuation reports can include a rebuilding Reinstatement Valuation if required, so you know what the minimum insurance cover should be included on your buildings insurance policy.

Commercial Valuations, both capital and rental valuations can also be provided, for accounting purposes, pension funds, tax planning, lease renewals and rent reviews.

We provide a professional report of the property, produced by an RICS Registered Valuer. The report will be produced in compliance with the current edition of the RICS Red Book guidelines.
